			<content:encoded><![CDATA[<p>Paul Sharma, 46, a portfolio manager with a hedge fund in London, plans to apply for an overseas Indian citizenship that would let him buy real estate in one of the fastest appreciating real estate markets in Asia.</p>
<p>Sharma, who is partly of Indian origin, left India in 1968 and has since been living in the UK. And he is not eyeing India for sentimental reasons alone.</p>
<div>“I am basically from Himachal Pradesh and I would like to buy a property somewhere around my native place,” Sharma says. Though he has property in the UK, he isn’t buying more there.</div>
<div>“I think one of the issues in the UK real estate market is that it is really difficult to track the market. The last time there was a softening in the UK property market, it was for six years—from 1989 to 1995.”</div>
<div>Developers say that even as sales in the <a href="http://www.nrirealtynews.com/"><font color="#017ac1">real estate India</font></a> market are declining, demand from overseas and non-resident Indians (<a href="http://www.nrirealtynews.com/"><font color="#017ac1">NRIs</font></a>), especially in the luxury housing segment, is on an upswing.</div>
<div>The real estate sector in the country has been growing at 30-35% a year to touch $12 billion (Rs47,760 crore) this year, according to consultancy firm Ernst &amp; Young’s report.</div>
<div>In the last six months or so, the real estate market has seen a drop of 60% in sales in the top cities as higher interest rates crimp buying. But demand from the overseas Indian community continues to be strong because it is not facing a similar sharp rate hike in those countries, where the real estate market is more mature and the returns less assured.</div>

			<content:encoded><![CDATA[<p>Inviting NRIs among other potential players to invest in the state, Haryana Chief Minister Bhupinder Singh Hooda today said the government is considering to give them preferential treatment in allotment of land and other fiscal incentives.</p>
<p>The state will be setting up an <a href="http://www.nrirealtynews.com">NRI</a> nodal office to attract investment and assist NRIs in doing business in the state, Hooda said, adding &#8220;plans are also there to give concessionary residential lots in prized locations to settle them and make them feel at home&#8221;.</p>
<p>Priority industrial plots in key areas will be allotted to assist them in setting up their businesses. The state was willing to consider tax concessions for NRIs akin to those given by Himachal Pradesh and Punjab, he said here while concluding his North American business promotion tour.</p>
<p>Earlier this week he addressed a &#8216;Business Roundtable and Networking Dinner&#8217;, organised by the Canada-India Business Council (C-IBC) in tie up with the Indo-Canada Chamber of Commerce (ICCC) and the Confederation of India Industry (CII).</p>
<p>His mission consisted of automobile and textile business executives who met their Canadian counterparts including the Magna Group that has major plans for India.</p>
<p>During his tenure, the state has became the number one producer of automobiles, home to top IT companies, a magnet for textile industry and a draw for multi-nationals who have made Gurgaon their head quarters, he claimed.</p>
<p>Haryana&#8217;s proximity to Delhi (it surrounds Delhi from three sides) is a boon to the state, which through a domino effect provides infrastructure, highways and transportation as a backbone to the states development, he added.</p>
<p>The bane of the industry, power, plays a vital role and can be an undoing of any economy. To rectify this problem, the state has embarked upon an ambitious power generation program where first of the many power generation stations, a 300 mw unit in Yamuna Nagar, will be inaugurated on November 1st this year, Hooda said.</p>
<p>While welcoming the chief minister, Kam Rathee, President of the C-IBC, congratulated him for bringing a new sense of pride and realism in the state. The C-IBC plans to play an active role in fostering trade and investments to and from Haryana, Rathee added.</p>
<p>Sunil Jagasia, President of the Indo Canada Chamber of Commerce, outlined what their future business plans were and how they would assist in leveraging investments into India.</p>
<p>Deep Kapuria, Chairman of North India CII and the leader of the business segment of the delegation briefed on the opportunities available to overseas businesses in <a href="http://nrirealtynews.com/gurgaon/gurgaon.php">Haryana</a>.</p>

			<content:encoded><![CDATA[<p>With a majority of the nationalized and private sector banks going in for cuts in their lending rate on home loans and others loans, that too before the RBI&#8217;s mid-term review of monetary policy this month-end, it is expected that the urban co-operative banks in the state might follow suite.  With the recent rate cuts on home lending rates and vehicle loans by banks like ICICI Bank, IDBI, State Bank of India (SBI) and Bank of Baroda (BOB), the urban co-operative banks are feeling the heat of competition from private and nationalized banks.</p>
<p>The lending rates in home loans for the co-operative banks in Gujarat generally range between 9 per cent and 13 per cent. It is expected that the co-operative banks might go for lending rate cuts up to 1 per cent, but it depends on the outcome of the mid-term review of monetary policy.</p>

			<content:encoded><![CDATA[<p><font color="#000000" face="Verdana" size="2">Limitless, a real estate development arm of Dubai World, said it will develop a $12 billion (about Dh45 billion) urban project near Saudi Arabia&#8217;s capital Riyadh, taking the total value of the company&#8217;s planned projects in Dubai and abroad to more than $98 billion.</font><font color="#000000" face="Verdana" size="2">This is the company&#8217;s third major announcement within days, with the largest being the $61 billion Arabian Canal project that will transform a desert landmass in the Jebel Ali area into a busy residential and commercial area.</font></p>
<p><font color="#000000" face="Verdana" size="2">Limitless said its Al Wasl plan in Saudi Arabia is &#8220;the first of several projects planned&#8221; in the Arab world&#8217;s biggest economy.</font></p>
<p><font color="#000000" face="Verdana" size="2">It will be developed on a 1,411 hectare site north of Riyadh.</font></p>
<p><font color="#000000" face="Verdana" size="2">Al Wasl is planned to create residences for more than 200,000 people.  </font></p>
<p><font color="#000000" face="Verdana" size="2">Chief executive officer Saeed Ahmad Saeed said 50,000 new homes are required every year to accommodate Riyadh&#8217;s population growth.</font></p>
<p><font color="#000000" face="Verdana" size="2">&#8220;Riyadh&#8217;s population is growing by 150,000, or three per cent, every year. Around five million people live in Riyadh. In 20 years the figure will rise to eight million if the population continues to grow at current rates,&#8221; he said in a statement.</font></p>
<p><font color="#000000" face="Verdana" size="2">Al Wasl will comprise a number of inter-connected districts, with more than 60,000 homes, as well as offices, hotels, mosques, health and educational facilities, shopping malls and sports amenities, Limitless said.</font></p>
<p><font color="#000000" face="Verdana" size="2">Work on the project is expected to begin in mid-2008, with construction schedule spread over seven years.</font></p>
<p><font color="#000000" face="Verdana" size="2">It will create about 2,000 hotels and one million square metres of office space.</font></p>
<p><font color="#000000" face="Verdana" size="2">Three mosques able to accommodate 2,000 worshippers each, one hospital and a university will also be built.</font></p>
<p><font color="#000000" face="Verdana" size="2">Seven shopping centres and other retail facilities will cover an area of 270,000 square metres, Limitless said.</font></p>
<p><font color="#000000" face="Verdana" size="2">Emaar Properties, another Dubai developer, is involved in the $26.6-billion King Abdullah Economic City, the largest private sector infrastructure venture in Saudi Arabia.</font></p>
<p><font color="#000000" face="Verdana" size="2">Limitless recently said it will develop a $12 billion mixed-use township near Bangalore in southern India in partnership with <a href="http://www.nrirealtynews.com">Indian real estate</a> major DLF.</font></p>
<p><font color="#000000" face="Verdana" size="2">The Bidadi Township will be spread over 4,000 hectares of area and house 750,000 people.</font></p>
<p><font color="#000000" face="Verdana" size="2">The company&#8217;s giant development in Dubai has a 75-km Arabian Canal at its centre. </font></p>

			<content:encoded><![CDATA[<p>Global Indians are wooing and are being wooed by top Indian corporates to return home to India. It is not just the “techies” who are homeward bound &#8211; even Indians working in other sectors of the industry are returning to be a part of the booming Indian economy. The number of <a href="http://www.nrirealtynews.com">returning non-resident Indians</a> (NRIs) has shot up in the past one year as expatriates are getting better job offers in India.</p>
<p>`Returning to their homeland’ has always been a much-debated topic of conversation at NRI gatherings, but it has now taken on an added piquancy with the buzz about the kind of jobs and opportunities being offered in India. Indian expatriates are in demand because of the huge growth in some sectors that has led to a shortage of skilled and trained professionals. The demand extends to entry-level jobs as well. A few about-to-graduate youngsters travelling to India to visit their families this summer were surprised at the ease with which they could line up job interviews at a couple of leading newspapers, market research agencies and NGOs.</p>
<p>Placement agencies and websites that specialise in finding jobs for NRIs have sprung up in recent months. One such site proudly claims to have located about 200 senior and top management jobs for NRIs. Job fairs in American towns for jobs in India have proved highly successful and have evoked great interest from the NRI community. Prime salaries, company accommodation, a comfortable lifestyle in familiar surroundings and an all-expenses-paid relocation for the family are some of the attractions enticing the expatriate Indians.</p>
<p>New sectors or those that have opened up in recent times, such as retail and realty, have been looking at the global Indian community for recruiting experienced professionals. If it was IT professionals who were returning to India to work or set up their own companies earlier, it is managerial and white collar jobs that are now hot in India.</p>
<p>Indian expatriates as well as people of Indian origin have either found or been headhunted for jobs in the middle and senior echelons of a wide variety of companies in India in sectors as varying as construction, shipping and the newspaper industry. In healthcare, specialised marketing, biotechnology, aerospace and defence-related areas, companies are looking for people with experience in specific fields of operation.</p>
<p>The expatriates are valued for their international exposure and knowledge of work practices abroad by companies competing in the global market. Business enterprises looking to set up shop in India have also turned to the global Indian community as a rich source of professionals familiar with the conditions in India. Multinational companies such as Motorola, which have development centres in cities around the globe, including India and China, have set up &#8216;Return to India&#8217; programmes for their development centres.</p>
<p>Indians who have lived abroad for several years have for some time been returning home. Delays in obtaining a work visa or a green card have also contributed to this process. According to an estimate by the Returned Non-Residents Association, over 30,000 IT professionals returned to Bangalore in 2005. A Human Resources consultant at a placement agency said: &#8220;There is a buzz about India&#8217;s economic growth. Top international companies are operating in India and Indian firms are competing worldwide. It is a good time to come to India. It is mainly people in the mid-30s or 40s who are considering a return to India.&#8221;</p>
<p>In the past, Indian companies would recruit people at <a href="http://nrinews.wordpress.com">NRI</a> association gatherings or overseas reunions of Indian technical colleges, but now it has become a two-way process. Headhunters in India are receiving an equally steady stream of inquiries from Indians abroad about job prospects in India. Indian placement agencies and job-related websites have sections on &#8216;jobs for NRIs&#8217;.</p>
<p>Job fairs held in American cities are finding a good response among Indian expatriates and even American citizens of Indian origin. Major IT companies in India report that about 12 per cent of the job resumes they receive are that of NRIs with some level of experience in working overseas.</p>
<p>As the number of Indians returning home has increased, it has led to a sharp increase in the websites that deal with the problems associated with moving back to India and blogs that offer advice to prospective returnees. The animated exchanges on websites such as garamchai, return2india and business4india are indicative of how the question of return is gaining popularity in the expatriate community.</p>
<p>One blogger who returned after 14 years in the US to a senior middle management position in Hyderabad wrote: &#8220;Food habits, topics of conversation, ways of recreation are quite different. The cultural adjustment is a much longer one and ultimately there are very few who are totally at ease with the American culture.&#8221;</p>
<p>Another referred to his unease at the prospect of younger, more aggressive Americans moving faster up the management ladder. A third blogger advised NRIs that it is easier to return when the children are younger. One writer&#8217;s advice was to stop comparing lifestyles in India with what they left behind for it is &#8220;like comparing apples with oranges&#8221;.</p>
<p>Indians list several reasons for their move to India: attractive remuneration packages which allow a comfortable lifestyle comparable with life overseas, greater opportunities of advancement, and family reasons such as aging parents or growing children. Sometimes it is a combination of all these reasons that triggers the inevitable homecoming.</p>
